I'm Lynette Guenther, Broker Associate with Keller Williams Realty DTC and the advisor behind LG Homes — Legacy Built Colorado. I look at a rental the way an owner should: as an asset with a return, a condition, and a timeline. That comes from doing it myself. I invest in and renovate property, I trained as a mechanical engineer at Purdue, I built a career in commercial construction, and I've spent decades across residential and commercial real estate. When I walk your property, I'm not just pricing it. I'm looking for the less obvious items that will cause longer vacancy, the small repair that supports a higher rent, and how to present the home so it draws the right tenant from the start. My clients include owners with one or two rentals as well as investors managing full asset and disposition portfolios. Whatever the size, the aim is the same: a tenant who pays on time, cares for the home, and stays. What you can expect: - Rent set from real comparables, not wishful thinking - Straight advice on what to fix before listing, and what isn't worth the money - Consistent screening and prompt, clear communication - Showings scheduled so you're not fielding calls at 9 p.m. Leasing is one part of what I do. I'm a full-service broker, so when your plans change, whether that's selling a rental, adding to your portfolio, or settling an estate that includes property, you get the same vetted process, and a nationwide connected network. No starting over with someone new. I serve Denver Metro, Colorado Springs, and the Front Range, including relocating military families. A vacant month is the most expensive line item a rental has. My job is to keep it short and fill it with the right tenant.
